CMI-AIR repairs, maintains and installs residential air conditioning across Phoenix and the surrounding Valley. We have been doing it here for [32] years, which in this climate means we have seen every way a system can fail in July.

Phoenix asks more of an air conditioner than almost anywhere else in the country. The city clears 100 degrees on more than 100 days in a typical year. A system that would coast through fifteen summers in a milder place gets worked hard here for eight or ten. That changes what maintenance is worth, when repair stops making sense, and how a replacement should be sized.

Everything below is a link to the specific service you need.

Our Air Conditioning Services

AC Repair

Your system is running but not cooling, making noise, leaking, or shut off entirely. We diagnose it, show you what failed, and quote the fix before we touch it.

AC Maintenance

A tune-up before the season, so the parts that fail in August get caught in April. Includes a 42-point inspection and refrigerant, coil, capacitor and airflow checks.

AC Installation

A new system, sized for your house rather than the one that was there before. Load calculation, permit, install and haul-away.

How do you know which one you need?

If the system is not cooling right now, you need repair. If it is cooling but the bills are climbing or it has not been serviced in over a year, you need maintenance. If it is over [15] years old and the repair quote is climbing past a third of what a new system costs, it is time to talk about replacement.

That is the short version. The longer version depends on the age of the equipment, what actually failed, and whether the ductwork is holding the system back. We will tell you which of the three you are looking at before we quote anything.

A repair that buys you three more summers is a good repair. A repair that buys you three more weeks is not, and we will say so.

What makes Phoenix different for an air conditioner?

Heat, dust and run hours. Those three things drive almost every AC failure we see in the Valley.

Run hours. A Phoenix system runs most of the day for five months straight. Compressors, capacitors and contactors are wear parts, and they wear out on a schedule set by hours of operation. This is why annual maintenance pays for itself here and is closer to optional in a mild climate.

Dust. Desert silt gets into everything. It coats condenser coils, which forces the system to work harder to shed heat. It loads filters faster than the manufacturer’s replacement interval assumes. It settles in ductwork and comes back out through the vents.

Attic heat. Most Phoenix homes run ductwork through an attic that hits [150] degrees in summer. Every foot of leaky duct up there is cooled air you paid for, dumped into a space you do not live in. This is why we look at the ducts before we recommend a bigger system.

What we do on a service call

Step 1: You tell us what it is doing. Over the phone or through the form. Warm air, no air, strange noise, water on the floor, breaker tripping. This tells the dispatcher what to send.

Step 2: We diagnose it in front of you. The tech tests the system, finds the fault, and shows you what he found. Readings, not adjectives.

Step 3: You get the options and the prices before work starts. If there is more than one way to solve it, you hear all of them, including the cheap one. Nothing gets done until you approve it.

Step 4: We fix it and confirm it is fixed. The tech verifies the system is holding temperature and pressure before he leaves.

Air Conditioning FAQs

How do you quote a job?

We look at the system first, then quote. You get the price for the work before anything starts, and if there is more than one way to solve the problem you get a price on each option. Nothing gets done until you approve it.

How often should an air conditioner be serviced in Phoenix?

Once a year, in spring, before the system starts running full time. Some homes with heavy dust exposure or older equipment do better on twice a year. That is more frequent than the national advice and it is because of the run hours here.

Should I repair or replace my air conditioner?

Repair if the system is under [12] years old and the fix is a single component. Replace if it is over [15], the repair is a compressor or coil, or you are looking at a third repair in two years. Between those two, ask for the numbers on both and compare them over five years rather than today.

Do you work on all AC brands?

Yes. We service and repair every major residential brand regardless of who installed it.

How fast can someone get here?
